In 2025, first-time homebuyers in Australia have access to a variety of grants and assistance programs designed to assist with home ownership. These initiatives are available at both federal and state levels, each with specific eligibility criteria and application processes. 

Federal Programs:

  1. First Home Guarantee (FHBG): This Australian Government initiative allows eligible first-time buyers to purchase a home with a deposit as low as 5%, without the need for Lenders Mortgage Insurance (LMI). The scheme offers 35,000 places annually from 1 July 2024 to 30 June 2025. Applicants must be Australian citizens or permanent residents, at least 18 years old, with individual earnings up to $125,000 or $200,000 for joint applicants. The property must fall within specified price caps, which vary by location.
  2. Regional First Home Buyer Guarantee (RFHBG): This program supports eligible regional homebuyers by enabling them to purchase a home with a deposit as low as 5%, without paying LMI. From 1 July 2024 to 30 June 2025, 10,000 places are available under this scheme. Eligibility criteria are similar to the FHBG, focusing on applicants intending to buy in regional areas. For people that have previously had a property and sold it more than 10 years ago, they may be eligible for assistance under this scheme as well.
  3. First Home Super Saver Scheme (FHSSS): This scheme allows first-time buyers to save for a home deposit within their superannuation fund, benefiting from concessional tax treatment. Individuals can withdraw up to $50,000 of voluntary contributions, while couples can access up to $100,000. Eligibility requires that applicants have not previously owned property in Australia and intend to occupy the purchased property as their primary residence.

State-Based Programs:

Each Australian state and territory offers specific grants and concessions to assist first-time homebuyers. Below is an overview of the programs available in New South Wales (NSW):

  • First Home Owner Grant (New Homes): In NSW, a $10,000 grant is available for first-time buyers purchasing or building a new home valued up to $600,000, or up to $750,000 for house and land packages. Applicants must occupy the home as their principal place of residence within 12 months of settlement and live there for at least 12 continuous months.
  • First Home Buyers Assistance Scheme: This scheme provides exemptions or concessions on transfer duty (stamp duty) for first-time buyers. As of 1 July 2023, full exemptions are available for homes valued up to $800,000, with concessional rates for homes between $800,000 and $1,000,000. Eligibility criteria include purchasing a new or existing home or vacant land, with the intent to build, and meeting residency requirements.
